Location: St. Bride's is located in north western Fauquier County two plus miles south of Upperville, VA in the Piedmont Hunt's territory. It is approximately one hour from Washington, DC and forty-five
minutes from Dulles Airport.

Property: The property, comprised of a total of 153.41 acres, is in two parcels: a parcel of 108.44 acres on which the manor house is located and a parcel of 44.97 on which the manager's house is located.
Both parcels have Virginia Outdoor Foundation Easements on them. The land is mostly open and rolling, with two ponds, and a number of excellent springs. A walled park of several acres surrounds the manor
house. Here are found an arboretum of unusual specimen trees including a Golden Larch, European, Copper, and American Beech, Sweet Gums, Siberian and English Elms, Golden Larch, White Oaks, Norway,
Japanese, Red, and Silver Maples, Hemlocks, Yews, Golden Rain, Horse Chestnuts, Blue Spruce, Saucer and Southern Magnolias, Red Bud, and an alleÈ of Hollies. The original, sunken, formal boxwood garden
has been restored, and two new perennial beds and an orchard have been added. A long drive winds to the manor house through towering hardwoods with vistas of the front pond and surrounding fields.

Main Residence: A four bedroom Georgian Manor House circa 1917 with approximately 12,500 square feet of living space. It is built of masonry construction faced with brick laid in Flemish bond. There are eleven chimneys which have either been rebuilt or are new. The roof and gutters are copper. All of the windows of the house have been restored, and the replacements are fitted with reproduction antique glass. Large ionic columns support the east portico with the veranda below opening onto the lawn and the sunken garden. The property was purchased by the current owners in 1997, and underwent restoration and renovation for a period of 2 years.

Main Level: The floors in the central section are hardwood. In the kitchen and the south wing they are pine. The conservatory
floor is marble.

Great Hall: 22' x 60' with an arched entry and a powder room to the left. A wide, sweeping staircase with distinctively turned spindles ascends to the second floor. At the east end is a fireplace with a magnificent marble mantel and hearth. Decorative elements include bold ceiling molding, chair rail, and faux wood grained doors with delicately carved panels above. Double glass doors with a glass fan open onto the veranda on the east side of the house.

Drawing Room: 22' x 28', with a paneled fireplace, and a carved wood mantle with marble hearth and surround. Bookshelves and cabinets are on three sides of the room, and double doors open into the conservatory and the reading room.

Reading Room: 18' x 17', with paneled fireplace, delicately carved mantle, marble hearth and surround, and bookshelves. Doors lead to the front terrace and to the conservatory.

Conservatory: 21' x 23', windows with glass arches surround the room on three sides. Special retractable screens allow the room to be opened as a screened porch. The floor is Lens Limestone with black marble highlights, a classic English county house pattern. This area is heated by a special system that is built into the floor as well as by the main HVAC system. This room opens to the outside onto a terrace of limestone at the north end of the house.

Dining Room: 19' x 28' with crown molding, wainscoting, and a lovely carved wooden mantle piece for the fireplace with marble hearth and surround. Decorative, carved panels embellish each of the doors in this room.

Correspondence Room: 14' x 15' with a charming chandelier, a delicately carved mantle with marble hearth and surround, elegant crown molding, and a door opening onto the front terrace.

Kitchen: 20' x 14', outfitted with the highest quality appliances, which include a large Viking stove, double ovens, a Traulsen refrigerator, an icemaker, a Miele dishwasher and a microwave. The area above the stove is set with antique blue and white French tiles. The counter tops and backsplash are marble, and surround the original reporcelainized double sink. The hanging glass fronted cabinets are also original. A window seat is on the west side of the room.

Butlers Pantry: 12' x 18', marble counter tops, cupboards below and glass fronted cabinets above. There is a second Traulsen refrigerator, a microwave, a second Miele dishwasher, plus a second porcelain sink.
Breakfast Room: 14' x 20', the carved mantle for the fireplace is antique, and the hearth and surround are German, green limestone. A door opens to a screened eating porch.
Eating Porch: 11' x 19' with brick floor is on the south-east corner of the house. This was added during the recent renovation.

Back Pantry: 13' x 8', with five recycling bins set in the lower cupboards and glass fronted cabinets above.

Laundry: 13' x 19' with German green limestone counter tops, a washer, a dryer, two original reporcelainized sinks, and an office
area for the housekeeper.

Mudroom: 22' x 12', with an entrance from the side yard and parking area. There are closets for coats and storage.Floors in both the laundry and the mudroom are the original floors, which have been painted by the Washington, DC artist, LenoreWinter. There is a powder room off of the Back Pantry.

SECOND LEVEL:

Master Bedroom Dressing Room: 15' x 17' with two en-suite full baths. One bath has a marble sink set in a cherry cabinet and a large soaking tub with a hand held shower. The other also has a marble sink in a cabinet and a large marble shower. There are storage closets, a walk-in closet, an island with storage below, and a fireplace with a carved mantle and brick hearth and surround. Double doors open onto the balcony.

Master Suite Kitchenette: set between the master bedroom and the master sitting room, it includes a sink with an instant hot water dispenser, a refrigerator and cabinets. Adjacent is a large walk-in closet.

Sitting Room: 18' x 18', with carved mantle, a chair rail, wainscoting, crown molding, and bookshelves. Double doors lead to a small wrought iron balcolny over the veranda. There is a "secret doorî in the bookshelves which access a hidden closet.

Second Bedroom: 13' x 14' with paneled walls and closets.

Third Bedroom: 13' x 18' with crown molding, and an en-suite bath with tiled tub, shower and walls.

Fourth Bedroom: 19' x 19' with a delicately carved wooden mantle for the fireplace with brick hearth and
surround, and an en-suite bath with a deep soaking tub with hand shower, and tiled walls.

Hall: The elevator and attic stairs are reached from the hall. A linen closet and another full bath are at the
south end.

SOUTH WING

First Office: 20' x 14', with cherry paneled fireplace, bookshelves and cupboard. Double
doors access an open porch.

Office Supply Room: 10' x 14' with cupboards, counters, and cabinets

Second Office: 14' x 20' with a gas fireplace with German green limestone hearth and
surround. There are open shelves, cupboards and window seats.
These rooms are all reached from a gracious, wide gallery. A back staircase descends to the first
level.

LOWER LEVEL:
This area is accessed by interior stairs from the Back Pantry area as well as from exterior stairs
on the east side of the house.

Exercise Room: 34' x 13', the equipment includes a treadmill, stationary bike, free weights
and five Cybex machines, all of which are included with the sale of the house. A full bath with
a shower and a sauna is adjacent.

Kitchen Storage Room: 13' x 13', extensive counter space, an ideal area for caterers to "set
up".

Wine Sellar: 14' x 10'
In addition to these rooms there is a very large utility room, and two storage areas.

ATTIC:
A full attic over the main portion of the house with two large cedar closets.
